Why is maintaining your heating and cooling equipment so important?Properly maintaining your HVAC system will keep it operating efficiently, and hopefully avoid any unexpected breakdowns. As long as your system is working, it is easy to forget about. Just as a car needs regular oil changes, new air filters, and the occasionally tune-up, so does your HVAC system. No matter how expensive your system was or how long the warranty is for, your system needs regular maintenance. In fact, all warranties have in fine print "with regular maintenance." Your furnace, air conditioner, or heat pump is a complicated piece of equipment with many functioning parts. Regular system maintenance will greatly reduce the amount of repairs needed, and will keep your system operating at its top efficiency.
What are the benefits of having regular HVAC system maintenance?
Lower electric and gas bills:Without maintenance, your HVAC system slowly declines in its level of efficiency. Just as your car gives you better gas mileage when properly maintained, your HVAC system operates much more efficiently when it receives regular maintenace.
Fewer repairs and breakdowns:Regular maintenance can catch things that going wrong before they become a very costly repair. For example, your blower motor may have a worn or frayed belt that you don't know about. The service technician can see this and replace it before it breaks, avoiding a breakdown of your furnace. Also, if the belt breaks, it could whip around and damage other parts of the blower motor. This is just one example of repairs that can be avoided through regular maintenance. You greatly reduce your chance of a breakdown on that hot summer or cold winter day by having your system checked out before each season.
Longer life for your equipment:Air conditioners, heat pumps, furnaces, and air handlers function best when they are cleaned and serviced on a regular basis. One malfunctioning part can cause cause wear and tear on other parts, and cause the entire system to break down. Finding those problems early on can prevent this from happening and add years to the life of your equipment.
Safer equipment operation:A cracked heat exchanger is a serious problem. Many times a crack is so small, it may go unnoticed for a long time. It may allow only a small amount of carbon monoxide to escape into your home. But as you know, metal expands and contracts when it gets hot and then cools down. This process could cause a very small crack to get much larger very quickly. If that happens, the levels of carbon monoxide could be very dangerous, even fatal. During the furnace maintenance check, the technician will inspect the heat exchanger and test for any levels of carbon monoxide that may be present. An ounce of prevention is worth a pound of cure!
Maintenance tasks you should be doing yourself:Inspect your air filter every month. Most 1" filters need to be changed monthly, or at the longest, every other month. If filter looks dirty, change it! If you have a 4-5" filter, check every 3 months at a minimum. Many times these filters will last 4-6 months, but there are things that can influence that, such as pets, etc., and you need to be sure your filter is kept clean. If you have an electronic air cleaner, it probably has an indicator light that will tell you when it is getting dirty. Check this often, and do the required maintenance regularly. Remove debris from around the outdoor unit. Grass clippings, fluff from cottonwood trees, leaves, and other debris can get stuck on your AC or Heat pump unit. Use a hose to gently rinse the unit and keep it clean. A dirty unit has to work very hard and that greatly decreases efficiency. Keep outdoor units free from foilage, shrubs, weeds, etc. The units need at least 18 inches of free space around them to function properly. Make sure your return air and supply registers are not being blocked by furniture, rugs, or drapes.
