Older Rheem unit is very low on R-22 refrigerant. Running suction pressure of 30psi with 60F Super Heat. System could have leak search performed, or be charged to factory specs with UV Dye/Leak stop injected to possibly stop the leak. New Bryant unit is very overcharged. Operating with 460psi liquid with 50F subcool. Spec subcool is 9F +/-3F. Highly recommend recovering refrigerant to bring the system to the proper 9F subcooling. Being overcharged like this can cause serious damage to the compressor and damage to the rest of the refrigeration equipment. Frank insisted that he did not want refrigerant being removed even after being informed of the possible damages that could happen.
2015 York rooftop package equipment is running in fair to good condition considering very minimal maintenance and almost no cleaning for several years at the minimum. Air filters were clogged solid and had to be removed today, air coil is extremely matted over and compacted within the cooling fins and needs a heavy duty multi-step cleaning. Same concerns with the condenser coil. Minimal matting on the surface due to rain wash off however all of the cooling fins in the micro channel are compact heavily. Minor hail damage on one side of condenser coil. Both coils need garden hose water pressure for effective cleaning. The fan belt is in very poor condition with cracks throughout and stretched very heavy causing reduced air flow and performance Minor adjustments to the belt tension were performed today but the a36 fan belt still needs replaced. 370 volt 7.5 UF condenser fan motor power supply is overpower at 7.7. Preventative maintenence inspection on 2017 Armstrong Air AC system. System is operating in great condition. 20x25x1 air filter in good condition. Blow through drain line. Coil is sealed in plenum. Water flushed outdoor coils to remove dirt and debris. Test ran system in cooling mode from thermostat. Delta t of 17F with supply temp of 55f. Refrigerant pressures are within spec. Replaced dual run capacitor as original was reading below spec. Outdoor fan motor and compressor are operating within specs. System is operating properly, efficiently and ready for Summer.

2018 9kbtuh minisplit cooling only. Leak in the outdoor unit allowed all refrigerant to leak out. This is a different leak than what was fixed last time. Unable to pinpoint leak but electronic refrigerant detector was picking up refrigerant inside outdoor unit near the compressor. Ultimately recommend replacement as repairs can be costly, and unit is no longer covered under warranty due to being used in a commercial application.
Test ran operation and found that compressor has failed internally and is not compressing as it should. Operating pressures are 275/195, and should be closer to 315/125. Compression ratio is very low at 1.39 and should be between 2.0-2.6. Internal compressing parts have failed and compressor will need replaced.
Furnace box under unit was popping with blower operation and shutdown. Add reinforcement to the bottom of the unit to keep tension on sheet metal and prevent unit from making loud popping.
Remove blower motor squirrel cage and pull motor from wheel and replace with OEM replacement. Test run ac unit and diagnose any further issues on all 4 remaining breakdowns Trane Q#26476740 Got front office unit running on north side of building. Unit cooling but needs filters. Advised we will have to checkout other units down the road.
Upon arrival, inspected air conditioner and found bad 45+5 capacitor. Repaired with a 30+5 and added a 15 to the 30 circuit to build it into a 45+5 due to me running out of 45+5 capacitors. Test run unit after repairs and discovered no further issues.

Upon arrival, unit was not operating. Soon, the unit came on from natural thermostat call. System ran for 7 minutes and 20 seconds. Refrigerant pressure were within spec during operation, and did not fall low enough to trip low pressure switch, nor high enough to trip high pressure switch. 7m20s is a normal operation time. It is possible at night, without higher heat loads such as the sun or outdoor temps, that system may not run as long. Did not find any issues with the system while on site.
Upon arrival, there is a call for cooling, but only the fan motor is running. Compressor is not running. Found that the 35/5 dual run capacitor is reading 5/4 and needs replaced. Replaced with new 35/5 capacitor and test ran operation in cooling my mode. Did not check refrigerant pressures as there is no issues suspected at this time. System is operating in cooling at this time.

My air conditioning stopped working. I called Westin Air and Heating, an LLC company in Westerville, OH. Seth, with that company, came out to diagnose our air conditioning problem. I had previously contacted Rightway, also a local Columbus, Ohio company, who told me my compressor was bad and that they had to order a part. From that point on, they never responded or scheduled a followup appointment. They also never responded to any of my calls, resulting in a lot of frustration. Hence I called Westin Air and Heat on the advice of a friend. Seth identified the problem which was that the compressor was not getting power. He replaced that piece ($118 approx. price vs a new compressor at probably around $1500), and we now have a properly working air conditioning system. Seth was prompt, professional, knowledgeable and honest. I will definitely recommend Westin Air and Heat any time I can. Can't say enough good things about them!
